Wellesley Real Estate in August 2026: What Happened

Wellesley closed 42 home sales in August 2026, five more than in August 2025 and six more than in July. Total sales volume came to about $97.5 million, nearly identical to last August's $98.9 million, spread across more transactions.

A lower median price, but higher values

The headline median sale price fell to $2,165,000 from $2,400,000 a year earlier. On its own, that number suggests a softer market, but the homes that sold this August were smaller. The median home had about 2,830 square feet of above-grade living space, compared with roughly 3,260 last August. Measured by price per square foot, which adjusts for size, Wellesley values rose about 4% year over year to $829.

The spread of prices shows the same pattern. Twelve sales closed at $1.5 million or below and seventeen between $1.5 million and $2.5 million, together accounting for more than two thirds of the month. Four homes sold above $4 million, led by a six-bedroom home on Kenilworth Road at $5.7 million.

The pace eased from a very fast July

July was one of the most competitive months of the year, with a median of 9.5 days on market and more than half of all homes selling above their asking price. August was calmer. The median home took 19.5 days to sell, the sale-to-list ratio settled at 96.8%, and 29% of homes sold over asking. Well-priced homes still moved quickly: three August sales went under agreement within two days of listing and closed at 5% to 7% above asking.

Timing matters when reading these figures. Most August closings went under agreement in June and July, with a median of about seven weeks between accepted offer and closing. August's numbers reflect early summer demand more than conditions at the end of the month.

Condominiums and cash buyers

Six condominiums sold in August at a median price of $1,437,500, a small sample that ranged from $839,000 to just over $2 million. Three of the six buyers paid cash. That fits a pattern visible across the past fourteen months of Wellesley sales, where roughly 45% of condominium buyers paid cash, compared with about 14% of single-family buyers. Many of those purchases appear to be downsizers selling a long-held house and buying the next home outright.

For homeowners considering a move to a condominium, that pattern has a practical side. Cash buyers can often close faster and without a financing contingency, which can strengthen an offer when several buyers want the same unit. Whether buying with cash makes sense depends on each household's tax, estate, and liquidity situation, and it is a question to review with a financial advisor.

What to watch in September

Only one August closing went under agreement in August itself, so the effect of mortgage rate changes in late summer and early fall will show up in September and October data. The September report will look at homes that went under agreement after rates moved, alongside inventory heading into the fall market.
