Buying a Home in Wellesley, With an Agent Who Works for You

Whether you're relocating for the schools, buying your first home in Wellesley, or moving to something smaller in town, Ashley Liddle represents you, the buyer, from the first tour to closing day.

Buyers Ashley Works With

Relocating families. Moving from out of state or abroad and weighing schools, commute, and neighborhoods from a distance.

First-time Wellesley buyers. Moving up from a condo or a Boston apartment into one of the most competitive suburbs around.

Spanish-speaking buyers. The whole process, from first call to closing, in Spanish or English. Todo el proceso, desde la primera llamada hasta el cierre, en español o en inglés.

Downsizers buying their next home. Finding a condo, townhome, or smaller house in Wellesley or a nearby town.

Why Wellesley Buyers Need Their Own Agent

The listing agent works for the seller. In a town where good homes draw multiple offers, you want someone focused only on your interests.

Neighborhood and school-zone knowledge. Wellesley has seven elementary schools, and which school a street feeds into matters to many families.

Pricing and offer strategy. Knowing what similar homes actually sold for, and how to write an offer that competes without overpaying.

Older-home diligence. Many Wellesley homes are decades old, so inspections, renovation costs, and teardown value all deserve a close look.

  4. Offer and negotiation. Pricing guidance from recent sales and an offer built to compete.

Frequently Asked Questions

Do I have to sign an agreement before touring homes?

Yes. Since August 17, 2024, agents working with buyers through the MLS must have a written agreement with the buyer before touring a home, in person or by video. You don't need one to visit an open house on your own or to ask an agent about their services. Ashley walks you through the agreement in plain terms before you sign.

How is a buyer's agent paid now?

The buyer agreement spells out how much the agent is paid and how, and compensation is negotiable. Offers of buyer-agent pay can no longer be posted on the MLS, but a seller may still agree to cover some or all of it as part of your deal. Ashley explains the options up front so there are no surprises.

How do I know which Wellesley elementary school a home is in?

Wellesley assigns elementary schools by address. Ashley can check a home's school assignment as part of your search, and it's always worth confirming with Wellesley Public Schools before you make an offer.

Can I buy in Wellesley if I'm relocating from far away?

Yes. Ashley offers video tours, sends detailed notes on each home, and coordinates inspections and closing so you can do most of the process before you arrive.

Are there condos or smaller homes in Wellesley?

Yes, though the condo and townhome market is small and good ones move quickly. Ashley can also show options in nearby towns if Wellesley inventory is thin.

Do you work with Spanish-speaking buyers?

Yes. Ashley is fluent in Spanish and English and works with clients in both languages.

What areas do you serve?

Wellesley, Newton, Weston, Needham, Brookline, Dover, Sherborn, Beacon Hill, and Back Bay.
